Facility regulations

§1. General provisions

1. These Terms and Conditions define the rules for renting the apartment and apply to all guests from the moment of booking.
2. Making a reservation constitutes acceptance of these Terms and Conditions.
3. The owner of the apartment and the party to the rental agreement is:

§2. Reservation and payment

1. Reservations can be made by phone, email, or through booking platforms.
2. A deposit or full payment may be required to confirm your reservation.
3. The stay is charged in advance and is non-refundable if the guest shortens their stay.
4. The owner may charge a refundable security deposit to cover any damages.

§3. Hotel stay

1. Check-in is from 2:00 PM on the day of arrival until 11:00 AM on the day of departure.
2. Early check-in or late check-out is subject to availability and requires prior arrangement.

§4. Rules of stay

1. The apartment is for residential purposes only – parties and events are prohibited.
2. The number of people staying in the apartment cannot exceed the number specified at the time of booking.
3. Guests are required to maintain cleanliness and order in the apartment.
4. Quiet hours are from 10:00 PM to 6:00 AM.
5. Small pets up to 12 kg are permitted for an additional fee of PLN 80 per night.
6. Smoking cigarettes, other tobacco products, and the use of e-cigarettes are strictly prohibited in the apartments. Smoking is prohibited in the apartments; attempting to smoke may trigger a fire alarm.
7. The property is monitored at the entrance to the building and around the house to ensure guest safety and property protection.

§5. Responsibility for minors

1. Parents or legal guardians bear full responsibility for minors throughout the entire facility, located at ul. Krakowska 152, 30-199 Rząska.
2. Children and adolescents under 18 years of age may only stay on the facility if accompanied by an adult.
3. The facility owner is not liable for any civil, criminal, or financial damages resulting from accidents or damages involving minors staying on the facility without proper supervision.
4. Parents or guardians are responsible for ensuring the safety of children and supervising their behavior in the apartment, in common areas, by the pool, playground, and other amenities.

§6. Using the grill

1. Grilling is permitted only in designated areas, in compliance with safety and order regulations.
2. Lighting fires in areas not designated for this purpose is prohibited.

§7. Use of the pool

1. Use of the pool is only possible upon prior notification and payment of an additional fee, according to the price list established by the owner.
2. In addition, a refundable security deposit is charged, which will be returned to the guest upon completion of use of the pool, provided no damage or contamination is found.
3. The pool is available only to guests of the facility – outsiders are not permitted to use it without prior arrangement.
4. Use of the pool is at the sole risk of the user. The owner is not liable for any accidents, injuries, damages, or incidents occurring while using the pool.
5. Running around the pool, entering the water under the influence of alcohol or other intoxicants, and leaving children unattended are prohibited.
6. The pool itself is available for daily rental.

§8. Using the playground

1. The playground is available only to guests of the facility.
2. Use of the playground is at your own risk.
3. Children may only use the playground under adult supervision.
4. The owner is not responsible for injuries or accidents resulting from improper use of the equipment.

§9. Publicly accessible equipment
1. For guests’ convenience, a vacuum cleaner is located in the hallway, in a shared closet, which is freely available for anyone wishing to quickly clean the apartment.
2. Guests can also use the provided cleaning supplies as needed.
3. Please return all equipment to its proper place after use, making it accessible to other guests.

§10. Cleaning service on request

1. At the guest’s request, it is possible to arrange for the apartment to be cleaned by an external cleaning company.
2. The cost of this service is the guest’s responsibility and must be agreed upon and paid in advance.
3. To use this option, please contact the property owner at least 24 hours before the scheduled cleaning.
4. The owner is not responsible for the actions of the cleaning company if it was indicated by the guest.

§11. Energy saving obligation

1. Guests are required to turn off all lights and air conditioning each time they leave the apartment.
2. Air conditioning should not be operated with windows or balcony doors open.
3. Rooms in the apartment do not heat up significantly, so there is no need to leave the cooling system on during your absence.
4. Ensuring energy-efficient use of the apartment helps protect the environment and supports sustainable use of the property.

§12. Responsibility

1. Guests are fully financially responsible for any damage to the apartment or its furnishings, whether caused by their fault or the fault of anyone staying with them.
2. If any damage, missing furnishings, or other damage is detected, the owner will prepare documentation and issue an invoice for the repair or replacement of the damaged items. This invoice will be sent to the guest by email or delivered in person.
3. If the apartment is left undamaged and in accordance with the terms and conditions, no additional fees or charges will be charged.

§13. Access to the building

1. Guests receive access to entry codes upon payment of the full amount for the accommodation.

§14. Closing the property

1. Guests are required to close the gate or entrance gate whenever leaving the property.
2. Leaving the entrance open may pose a threat to other guests and property on the premises.
3. If any violations are found in this regard, the owner reserves the right to contact the guest or charge them for any costs resulting from the failure to ensure the security of the premises.

§15. Closing windows and balcony doors

1. Guests are required to close all windows and balcony doors when leaving the apartment.
2. Open windows and balcony doors may lead to damage due to weather conditions (e.g., rain, wind) and increase the risk of burglary.
3. In the event of damage caused by failure to secure the apartment, the guest assumes full financial responsibility.

§16. Waste segregation

1. Guests are required to separate waste according to the rules in force on the premises.
2. Each apartment has a container for organic waste.
3. Containers and color-coded waste bags are provided in the hallway for:
– green glass
– blue paper
– plastic and metal (yellow bag)
4. All sorted waste must be removed to the designated area behind the gate, as marked.
5. Failure to separate waste may result in additional disposal costs, in accordance with municipal regulations.

§17. Coffee machines and on-demand shopping

1. Each apartment has special coffee machines with ground coffee, available free of charge to guests.
2. Upon request, guests can make small purchases of groceries or other products, which will be delivered to the apartment.
3. A service fee is added to the value of purchases, the amount of which will be agreed upon with the guest in advance.
4. Shopping orders must be placed well in advance, as agreed with the property owner.

§18. Procedure in the event of an accident
1. In the event of an emergency or a life-threatening situation, guests are required to immediately contact the appropriate emergency services (ambulance, fire department, police).
2. The property owner offers assistance in contacting emergency services both day and night.
3. The emergency number is 112 (in Poland) or the appropriate local number, which is provided in the apartment’s information materials.
4. The owner is not responsible for any delays in providing assistance resulting from the actions of third parties.
5. Key emergency numbers:
– 112 – general emergency number (ambulance, fire department, police)
– 999 – ambulance
– 998 – fire department
– 997 – police

§19. Parking

1. Guests have access to private parking directly below the building.
2. The parking lot is monitored by the Justus security company; however, the apartment owner is not responsible for any damage or theft to vehicles left behind.
3. Guests are asked to park only in designated areas.

§20. Regulations on the use of the electric car charging point
1. General provisions
1.1. The electric car charging point is intended exclusively for guests using the apartments or gym.
1.2. Use of the charger constitutes acceptance of these terms and conditions.
1.3. The charger is intended solely for charging electric cars and plug-in hybrids. Connecting other electrical devices is prohibited.
 
2. Terms of use
2.1. The charger may only be used after prior notification to the facility staff.
2.2. Users are required to use the device in accordance with its intended use and to adhere to safety regulations.
2.3. After charging is complete, the vehicle must be immediately disconnected and the charging station vacated to allow other guests to use it.
2.4. It is prohibited to:
• tampering with the device or cables,
• leaving the vehicle connected for longer than the charging time,
• charging a damaged vehicle or one with visible electrical defects.
 
3. Fees and settlement
3.1. Electric car charging costs are calculated based on actual electricity consumption.
3.2. The rate per kWh is determined according to the price list in effect on the day of use.
3.3. Billing occurs at the end of your stay or upon completion of charging, depending on the booking type.
 
4. Security
4.1. The user is fully responsible for safely connecting and disconnecting the vehicle.
4.2. Charging vehicles during storms or in conditions that may pose a safety hazard is prohibited.
4.3. In the event of any faults, sparks, or irregularities, stop charging immediately and notify the operator.
 
5. Responsibility
5.1. The owner of the facility is not liable for damage to the vehicle resulting from improper connection, use, or defects in the vehicle’s installation.
5.2. The user is liable for any damage caused to the charging device or infrastructure.
5.3. In the event of a violation of these regulations, the owner reserves the right to refuse further use of the charger.

§21. Access to television and the internet
1. Each apartment has a TV with access to Smart TV apps, such as:
– Netflix
– YouTube
– Disney+
– Amazon Prime Video
2. Guests can log in to their streaming accounts and use the services in accordance with the terms and conditions of each platform.
3. At the end of their stay, please log out of your accounts – the owner is not responsible for any subsequent use of your logged-in accounts by others.
4. Internet access (Wi-Fi) is provided in all apartments – login details can be found in the apartment brochure.

§22. Complaints

1. Any faults or technical issues must be reported to the owner immediately.
2. Complaints must be submitted no later than the day of your stay – later complaints will not be considered.

§23. Final provisions

1. The owner has the right to terminate the rental agreement with immediate effect if a guest violates these regulations.
2. In matters not covered by these regulations, the provisions of the Civil Code shall apply.
